November Update
Sorry for the delay is issuing this update. Orange County has confirmed this morning that another month has passed without any application being submitted for review for the proposed MF project at the Marketplace!
We have had a couple of telephone conversations with Kimco's SE VP of Development. They want to have a dialogue with the Steering Committee to 'fully understand' our position against the proposed apartments.
We are waiting for them to propose dates
where the members of the Steering Committee and Kimco are mutually convenient.
One good thing that comes out of the current economic conditions is that the interest rates may be affecting Kimco's near term decision process to our benefit. There is much data coming available, within the development community that shows that projects anticipated to be built in the 2023-2024 time frame are now marginally viable at today's interest rates - thus delaying or cancelling many projects that appeared earlier this year to be slam dunk successes.
Finally, another nugget that we have gleaned comes from Hurricane Ian and Hurricane Nicole. Both storms resulted in significant flooding of the stormwater system on Sandlake Road in front of the Marketplace. Orange County had crews out on SLR yesterday afternoon clearing drains.
If anyone has any pictures of the repair crews, please post them, as this would help our argument that a MF project on the Marketplace property will further reduce the capabilities of the stormwater infrastructure.
